What we found, and what we did about it.
Water was tracking in during heavy rain. The roof was fine — the original developer had left gaps around the window head with no flashing tape behind the cladding.
The crank mechanism had snapped clean off the sash. The homeowner expected to need a new window.
Wind-driven damage had opened the siding beside a window, letting water behind the wall assembly.

Often it can be repaired. A snapped crank, a failed sealed unit, a rotten sill or bad perimeter sealing are all fixable without a new window. We inspect first and tell you honestly which side of that line you are on — including when replacement is genuinely the cheaper answer over ten years.
No. You get one written price covering labour, materials, disposal and clean-up before we start. If we open a wall and find something we could not see — rot, missing flashing, a structural surprise — we stop, photograph it, and send you the cost of the extra work. Nothing gets added without your written approval.
Most enquiries get a reply the same day, and we can usually be on site within a few days for repairs. Emergencies — broken glass, active water ingress — we prioritise and will make the opening safe immediately even if the permanent fix has to wait for parts.
Yes. We hold an Alberta business licence, WCB coverage and liability insurance, and we will send the certificates with your quote without being asked. Our lead is also a Certified Professional Home Inspector.
Yes. Broken, shattered or vandalised glass is our priority call. We attend the same day where we can, make the opening safe and weather-tight with a proper board-up, and then reglaze once the correct sealed unit arrives — usually five to ten days. Board-up starts at $120 for residential; commercial storefronts are quoted on attendance.
